Dayton Town Properties Resident Rules
These Apartment Rules are considered an addendum to the most recent lease or month to month tenancy in force.
Rent: Rent is due in our office on or before the 1st. It is not our responsibility to go to your home to collect the rent. It is your responsibility to get it to us. If it comes into our hands after the 1st, a $25 late fee is due plus other fees as the lease requires. Please make money orders payable to REP Realty, LLC and mail to PO Box 43067, Cincinnati, Ohio 45243. Our telephone number is 513-258-1393.
Security Deposits
: In order to have your security deposit returned, you must stay and pay for the full term of the lease and give us at least a calendar months written notice of your intent to vacate. Hold over tenancy beyond the notice period will make tenant responsible for the entire next month’s rent. In addition, you must leave the apartment cleaned and undamaged excepting normal wear and tear. Keys must be turned in and a forwarding address provided. All carpet must be commercially shampooed at move out.
Occupancy
: Only the occupants who are listed on the rental application may reside in the apartment. No overnight guests allowed, beyond one night, without the management’s prior written permission.
Right To Enter
: The landlord or his representative has the right to enter your unit in an emergency at any time without prior notice. The landlord may enter at reasonable times with your permission or by giving 24 notice of intent to enter. You may also expect periodic inspections by the local building and fire departments.
Pets
: No pets are permitted without the prior written permission of the landlord. Please no pets “just visiting” either. No dog houses, no loose or unattended pets and no pets left out on lines or chains are permitted at any time. Pet feces must be removed from the yard at the time it is deposited. Residents harboring unauthorized pets will be charged a fee of $100 per month.
Trash
: All trash must be tightly wrapped and placed outside in trash cans with lids or dumpsters. In Dayton, one 96 gallon trash can is provided per apartment. Trash cans without lids will be disposed of without warning. No plastic bags are permitted. Trash day in Dayton is Wednesday. It is the resident’s responsibility to put trash out to the street curb Tuesday evening or early Wednesday morning. If it is not set out, and landlord has to do it, a charge will be made. It is the resident’s responsibility to keep the front and rear of the apartment clean and picked up. Personal belongings such as chairs and toys left on the front of the property may be removed without prior warning.
Patios
: All patios, porches and entry areas must be kept clean and neat with all personal properties and trash cans maintained inside the confines of the patio enclosure if applicable. The landlord may dispose of items which are unsightly, disorderly or outside the enclosure without prior warning. No supplemental fences may be added to patio enclosures nor may anything be hung on or attached. No swimming pools or basketball hoops are allowed. Keep debris and belongings away from air conditioner units. No grilling within patio enclosure areas at any time.
Vehicles
: No car repairs may be done on the property. All cars must be kept currently licensed, in good working order, regularly used and with no leaks or they are subject to tow without prior warning. No vehicles are to be driven on the grass for any reason. No more than 2 vehicles per apartment. Only vehicles owned by authorized tenants of the property may be kept on the property. No motor vehicles are to be kept inside the apartment.
Insurance
: It is your responsibility to maintain a renter’s insurance policy in force at all times. The landlord is not responsible for your personal belongings.
Maintenance:
Please report all service problems immediately to our main office at 513-891-1393. Take immediate action to minimize damage. Turn off water at the valve for sewer or water problems. If your refrigerator malfunctions, relocate food items to a neighbor’s home or place in a cooler with ice. No rent reductions or compensation is given for temporary loss of any service in the apartment. Residents are expected to change furnace filters regularly and to keep all smoke detectors operating and to change smoke detector batteries as needed.
Heating/Air Conditioning
: Please set thermostats in the following ranges to minimize breakdowns and save you money. Air Conditioning: 72-78 Degrees. Heating: 60-72 Degrees. Remember very cold or very warm apartment air temperatures take awhile to change. Partially close all upstairs vents in the winter and partially close all downstairs vents in the summer to save on electric. Always maintain adequate heat on in the winter so pipes won’t freeze. Electric Service: Your apartment is equipped with circuit breakers. If you lose electric power, identify which breaker has tripped and reset it by flipping it all the way off then on. If the entire apartment is without power, check and reset the outside circuit breaker on the side of the building wall near the meter. Exercise caution and care. Water Service
: The water meter shut off valve is near the furnace or in the closet under the steps. Familiarize yourself with it’s location. If you have a water leak or clogged drain, shut the water off completely and call us for service. Northern Kentucky Water District.- 859-578-9898
Miscellaneous
: You rent the appliances, fixtures, floor coverings, doors, windows and screens and are responsible for any damage done no matter what the source. Residents are not permitted to change or add locks to the apartment. Please do not drill holes in any doors. White or light color drapes or shades must be used at window and doors. Please no sheets or blankets permitted per city law. Keep belongings away from the water heater and furnace. Do not damage the lawn or add plantings to the grounds. No outside antennas may be installed on the exterior of the property except per FCC regulations. Keep smoke detectors in operation at all times. No flammable or combustible materials are to be maintained in or around the apartment. No tires are to kept on patios. All residents must clear out cabinets and closets periodically for required pest extermination services. No exterior cameras. In all jurisdictions is the State of Kentucky, 30 day notice to vacate provisions are hereby agreeably waived to 7 days. Revised: January 2009
